Sync Notes, Images, audio and more with Evernote

I’ve been using this awesome app. for a while and after running into an article about it, I’ve realized I’d been a little selfish in not sharing this awesome application with you.

Evernote allows you, in one single application to save just about anything from documents to handwritten notes, photos, audio and more. Personally, I use it all the time for adding notes to an idea (before I forget it), taking pictures of handwritten notes I made then I just toss the paper and if I find something that relates to an idea I’ve been taking notes on, I can take a picture of it or save its bookmark and attach it to the notes in Evernote.

The very best part of taking pictures of notes I had to physically write by hand, is that once I’ve loaded the image of the notes, the text becomes searchable! You’ll find yourself using this all the time. Specially since you can add it anywhere and access it anywhere (including different devices).

Here’s an intro video all about Evernote directly from

Capture anything: Save your ideas, things you like, things you hear and things you see.

Access anywhere: Evernote works with nearly every computer, phone and mobile device out there.

Find things fast: Search by keyword, tag or even printed and handwritten text inside images.

Q: What do you feel is the most effective means of advertising for an agent?

Q: What do you feel is the most effective means of advertising for an agent? -Asked by Jim Zeck, Watertown, SD

A: It’s a no brainer that word of mouth can do amazing things for your business, but the internet right now IS king. You have to start showing up on your local search sites. When people search online for an agent, and they will, they will likely start off with someone there (unless they were referred!)

If you are not already active on the forums (like Trulia) and social media, start! Let your friends and family know, or remind them what you are up to and that you are looking for buyers and sellers all the time. Let them know they can send anyone they know who is looking around or even just has questions. If you are that go to guy for friends of friends to call for advise, you will become the go to guy when they need to buy or sell.

Another great piece of advice for anyone you work with from now on, if you haven’t already been doing this; send a hand written thank you note to every buyer and seller you do business with. It’s a fact that people keep handwritten notes longer than they will your business card. 😉

Best of luck..Stay motivated, stay positive!

Florida Remains Top Market for International Buyers

Do I need to get into how I’ve mentioned this A LOT throughout my blog? I’ve got some exciting tips and tricks coming up if you are interested in making the move to start working with these investors (and making the process better if you’re already doing business with them). Stay tuned!

According to National Association of Realtors®, 31% of international sales came from Florida in 2011, with California coming in second (12%).

6 out of the Inman’s Top 10 are Florida cities!

  1. Lakeland-Winter Haven, Fla.
  2. Cape Coral-Fort Myers, Fla.
  3. Orlando-Kissimmee-Sanford, Fla.
  4. North Point-Bradenton-Sarasota, Fla.
  5. Miami-Fort Lauderdale-Pompano Beach, Fla.
  6. Phoenix-Mesa-Glendale, Ariz.
  7. New York County, N.Y. (Manhattan)
  8. Honolulu, Hawaii.
  9. Tampa-St. Petersburg-Clearwater, Fla.
  10. Las Vegas-Paradise, Nev.

Check out the details… V. Brambila

The state of the U.S. real estate market is in the eye of the beholder. While many Americans have shied away from home purchases due to the economic downturn, a growing number of cash-rich foreign investors are seizing the opportunity to snap up U.S. homes at bargain prices.

Not all U.S. markets are universally appealing to out-of-country investors, however. International homebuying activity is largely concentrated in a few areas of the country. Using public record data compiled by San Diego-based real estate data analysis firm DataQuick, Inman News has identified the 10 most popular areas in the U.S. for foreign homebuyers.

Free Websites For Small Business in Florida

Since Rick Scott took office, I have not agreed with much of what he’s done, specially for public safety and teachers where he cut 3% of their pay. That’s not what I’m writing about though. Just needed to get it out there that I DO NOT favor Rick Scott.

With that said, according to an article by, Rick Scott announced a partnership with Google to create free websites for small businesses throughout Florida.

Time to make some moves!

TALLAHASSEE, Fla. – March 28, 2012

The initiative, “Florida Get Your Business Online,” will, according to Scott, help drive economic growth by giving Florida businesses the tools and resources they need to create a website, find new customers and grow.

For the next year, Florida businesses can go to to get a free website. Google partnered with Intuit to provide its Intuit Websites offerings that include an easy-to-build website, a customized domain name and free web hosting for one year. The offer includes tools, training and other resources.

You’re Too Busy to Make Money

Pending projects, amazing ideas, the ultimate money making opportunity, success goals and so on. We’re all guilty of allowing projects to drag on, leaving the amazing ideas on the back burner, passing on the ultimate money making opportunity and not exactly meeting the deadlines for our success goals.

Why? Seems like we’re too busy! The question is, too busy doing what? Clearly we’re not too busy making money or hitting those goals. We’re too busy dwelling upon the missed opportunities and what we could have or should have done. “That’s not me” you say. It may very well not be you. Has it ever been you? It has been me. Many times, it IS still me. Is it still you?

We spend weeks, months, years at the mercy of our own negativity and occupy our thoughts with what can be or what could have been. Many work harder trying to impress others or making sure the “outside” looks good enough to make the onlookers think “It’s all good.”

Next time you get that boost of motivation, or wake up energized and ready to take on the world, make a quick decision. Decide which project you will dedicate yourself to 110%. Forget anything else exists. It’s tough, but imagine if you could focus all your energy on one project. The energy you use to post that catchy phrase on Facebook, the energy used to find the right shoes to compliment your outfit or the energy you put into bragging about the 100 different things you’ve got “about to take off”…and focus it ALL on creating a timeline, drawing out a mind map, making some calls, doing some research, budgeting, designing, preparing, organizing, writing, marketing, launching, opening and CASHING IN on that single project.

I promise you, that the benefits from completion alone will be worth more than any other venture you’ve taken on. Those of you that have done it at some point know exactly what I’m talking about. It’s blissful, euphoric and you will do it again and again and again. This time with money, success and a track record. Not to mention the momentum, which brings bigger players and larger deals your way.

I’ve said it in other blogs and I’ll say it again. It takes only 21 days to create a habit. Imagine creating the habit of SUCCESS, the habit of setting and meeting goals.

Take a moment and think about what keeps you busy during the day. If you’re busy coming up with new ideas…when will these flourish? If you’re busy starting new projects, is someone else carrying on with the continuation? When was the last time you started and finished something without picking something up in-between that completely took you off track? Time is money, no?

Take a blank  sheet of paper or your nearest electronic notepad, and make a list of the TOP 5 projects or goals you had set in the past 6 months. Then prioritize those in order or potential. Don’t flip a coin, don’t toss a dart at it against the wall. Make a sound decision and this time, set the other 4 (or 14 if you’re like me) aside and get to work.

“Take up one idea. Make that one idea your life – think of it, dream of it, live on that idea. Let the brain, muscles, nerves, every part of your body, be full of that idea, and just leave every other idea alone. This is the way to success, that is way great spiritual giants are produced.” -Swami Vivekananda

Do You Suffer From Online ADHD?

“ADHD is a problem with inattentiveness, over-activity, impulsivity, or a combination.” –U.S. National Library of Medicine

Did that get your attention? I expected it to.

I could end this post with the title and that short definition and many of us would think “Oh crap, I totally suffer from online ADHD!”. How many times have you been sitting at your desk (at work) and quickly switched tabs as a co-worker passed by? Switching tabs back to that “productive” page you had sitting in the background since you were REALLY on ebay, or Facebook!

Inattentiveness? Guilty! Over-Activity? Oh yea! Impulsivity? With the click of a mouse!

One of my great childhood friends and business partner today in many business ventures, Juan P. Rojas recently sent his sales team at JPR International Realty an email talking about this problem and offering a pretty awesome solution. With his permission, below you’ll read his email:

Hey guys,

You know how sometimes you sit down at your computer to “work” and before you know it, you’re browsing the entertainment section of MSN reading about how Angelina & Lady Gaga got into a fight?

Without you realizing it you just spent 40 minutes catching up on all the latest gossip and you even realized that Beyonce just had a baby girl names Blue Ivy!

Sooo cute!

This is the easiest way to end up working until 1am instead of focusing on doing the PRODUCTIVE work…

Check out Rescue Time

It sits quietly in the background of your computer, but keeps track of how much time you spend on each website and application.

Spending 93 minutes catching up on the latest news, sports & gossip on a Tuesday at 2:30pm won’t help us make money.

Remember, time is money and yours (and mine) is limited to 24 hours/day so let’s use it wisely!

You can do it!!

Juan Pa

Your Broker

We’ve all done it. We all like to feel like the more productive ones. “Obvious breaks from work can create feelings of guilt when 15 minutes of shopping on the web does not.” –

According to Facebook, in 2011 they had 500 million active users. Those users spend… are you ready? Over 700 billion (with a B) minutes per month on Facebook! That’s only like eleven billion six hundred sixty-six million six hundred sixty-six thousand, six hundred sixty-seven hours.

Don’t get me wrong, Facebook and some other great sites have changed the way we all do business. It’s changed the way we talk to friends and stay in touch, the way we market ourselves and I’m not saying any of it is a bad thing. I AM saying however, that we need to be able to distinguish when it’s time to work and when it’s time to play.

Check out and no, we have NO affiliation to the site. Juan came across the site and him and his team have found it to be pretty awesome, so we thought sharing it would be a benefit to you. I’ve added one of rescuetime’s videos below.

Foreign Buyers Seeing Bargains in U.S. Real Estate

This one’s short and sweet for everyone….Here’s it is once again, some more proof of what we keep telling you. Cash Buyers are running the show.

MIAMI – Jan. 16, 2012 – Foreign investors are finding plenty of deals in the U.S. when it comes to real estate, and, as such, more international investors are flocking to key states to buy their piece of the American Dream.

Mexico is the top country of origin for foreign buyers purchasing U.S. homes, according to a recent study by Credit Sesame, which used National Association of Realtors® data for its findings.

“In this period of tremendous uncertainly globally, real estate here is a safe haven,” Susan Wachter, professor of real estate and finance at The University of Pennsylvania, told

The top destinations of foreign investors for U.S. real estate purchases are:

1. Florida: Thirty-one percent of all home purchases are made by foreign buyers, with most coming from Cuba, Haiti and Colombia.
